The Law of Real Estate Agency and Our Obligation to You.

The pamphlet on the "Law of Real Estate Agency" (click to download), was printed in a statewide effort to clarify the responsibilities of each agent to the buyer and seller in a real estate transaction.

As required by the state, you will receive a pamphlet from us describing your legal rights in a real estate transaction.

The Landmark Group recommends that all clients read it carefully. We practice the ethics explained in the pamphlet. This pamphlet explains our fiduciary duties to you as your AGENT.

Agency Disclosure

The Law of Real Estate Agency has been in effect since 1996. The law requires agents to have Purchasers and Sellers sign statements acknowledging whom the selling agent represents (the listing agent usually represents the Seller). The selling agent can represent either the Buyer, the Seller, both Buyer and Seller, or neither depending on the circumstances.

At The Landmark Group, we subscribe to a very high standard of ethics and service and we will provide you with information about properties on the market and recent sales so that you are apprised of market value. We will assist in helping you define your personal needs and wants, research the marketplace and, most importantly, show you properties in accordance with your desires. We will help you find a home, recommend an inspector, and secure financing. We will facilitate the negotiating process.

By law, the licensed salesperson is obligated to deal with you fairly and honestly, whether he or she is a representative of you or the other party.

REMEMBER: The State of Washington Department of Licensing says: "Even if the agent is not officially representing you, he/she is responsible for fully disclosing all relevant information on the property necessary for you to make a well-informed decision."
